How the Program Works
Haven’s guarantee is based on the kwh and therms used by your home.
Energy modeling calculations are established for each of our homes by using residential energy analysis software (REM/Rate).
Upon closing of your home, you will receive a certificate stating the floorplan and estimated annual kwh and therms your home uses.
Each month, we ask that you send us a copy of your gas and electric bill to keep on file for calculations at the end of the year. Bills are to be sent to:

At the end of 12 months and 24 months from the date of closing, the bills will be reviewed and tallied for annual kwh and therms usage. IF the total usage is over our estimated usage, Haven Properties, Inc. will calculate the overage of kwh and therms multiplied by the cost per kwh and therms as stated on your gas and electric bills and send you a check in that amount. It’s that simple!
Length of Guarantee
This guarantee begins the day your home closes and continues for 2 years.
Limitations
This guarantee is null and void if:
Your furnace is operated while the home’s doors or windows are open for inordinate amounts of time.
Your programmable thermostat is set higher than 70 degrees Fahrenheit in the winter.
Your programmable thermostat is set lower than 75 degrees Fahrenheit in the summer.
The furnace or duct systems are replaced or modified during the guarantee period.
The furnace is not maintained (including filter replacement and appropriate servicing).
The thermal envelope of you home is modified (such as replacing windows, modifying insulation or adding a bonus room).
Damage has occurred to the home or HVAC system (such as broken windows or ductwork that has been stepped on) since the homes final inspection.
**REM/Rate calculates heating, cooling, hot water, lighting and appliance energy loads, consumption and costs for new and existing single and multi-family homes.
